Commercial Real Estate EHS Compliance Audits and Support

For nearly a decade, we partnered with a major commercial real estate firm to deliver annual environment, health, and safety (EHS) compliance audits across their buildings in Toronto, Ottawa, and Calgary. Our team focused on operational areas¡ªmechanical and electrical rooms, confined spaces, roof access, and hazardous materials handling¡ªassessing each site against applicable regulatory requirements. Tenant spaces and contractor activities were out of scope, keeping the work focused on our client¡¯s core operations.

As regulations evolved, we helped our client review and refine their policies and update procedures. We also created training so their personnel could apply the changes consistently. Additionally, we summarized key legislative updates, giving management and operations teams a clear view of new obligations.

To support portfolio growth in the United States, we completed a desktop review of our client¡¯s National Health and Safety Program Policies and Procedures Manual for properties in Tennessee, Texas, California, Colorado, and later New York. We compared these policies to federal and state requirements, recommended updates to align Canadian and US programs, and delivered training on roles, responsibilities, and key policy elements. We then carried out EHS compliance audits at facilities in Tennessee, Texas, California, and Colorado.

Across all locations, our multidisciplinary team reviewed documentation, spoke with operations and maintenance personnel, and completed walkthroughs to verify how programs were implemented in the field. We produced exception-based property reports and portfolio summaries that highlighted findings, trends, and opportunities for improvement.

Through this process, our client developed a clear view of compliance status and practical next steps to strengthen health and safety performance across their portfolio.
