Air Products Global Headquarters ¨C Advisory Services
We were engaged by Air Products, a global leader in industrial gases, to provide business advisory services as they reconsidered the future of their global headquarters in Allentown, Pennsylvania. The objective was to align real estate strategy with the company¡¯s evolution as a best?in?class market leader while creating a workplace that would attract and retain top talent.
Partnering with Air Products¡¯ real estate and leadership teams, we evaluated the performance and long?term viability of existing assets, including useful life assessments, operating and maintenance cost forecasting, and multi?year capital planning. Multiple scenarios were analyzed¡ªfrom repositioning the existing headquarters to consolidation or relocation¡ªtesting each against operational needs, financial performance, schedule, and market conditions.
The team supported site and market evaluations, led regulatory and rezoning efforts, and guided land procurement and negotiations. We also coordinated outreach with construction management partners to model labor availability, capital costs, and delivery schedules across potential locations.
Our integrated advisory effort helped Air Products move from analysis to decision. The recommended path forward established the foundation for a new headquarters campus, directly informing the design and delivery of Air Products¡¯ new global headquarters.
